EICR pricing is all over the place. You can get quoted £80 or £350 for the same property, and both might be fair. The difference comes down to property size, circuits, location, and who is doing the test.
It matters now because two things are happening at once. The first wave of 2021 landlord EICRs expires this year, creating a renewal surge. And from October 2026, the EAS qualification change tightens who can legally sign off an EICR. That could push prices up further.
This guide gives you current 2026 pricing by property size, region, and type. It covers what happens if your EICR fails and what the remedial work costs. And it includes a framework for deciding whether your quote is fair, whether you are a landlord or an electrician setting your own rates.

The average EICR cost across all domestic properties sits around £200 to £212, based on cross-source data from Checkatrade, MyBuilder, Total Skills, and MyJobQuote.
A satisfactory EICR means no C1 or C2 observation codes were found. C3 codes do not make the report unsatisfactory. If C1 or C2 codes are present, the report is unsatisfactory and remedial work is required.
For landlords, this is not optional. The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require an EICR every 5 years by a qualified person. Non-compliance can mean a fine of up to £30,000 per breach, enforced by local authorities. You must give the tenant a copy of the report within 28 days, and remedial work for C1 or C2 defects must be completed within 28 days of the inspection.
Note: one source claims the penalty increased to £40,000 in 2026, possibly linked to the Renters' Rights Act 2025. This could not be verified via legislation.gov.uk or gov.uk at time of writing. Landlord vs homeowner vs commercial EICR pricing
The test itself is the same. The price is not.
Landlords usually pay within the standard ranges above. The legal requirement creates steady demand, and many electricians offer repeat-business rates for landlord portfolios. Expect £100 to £250 for most rental properties.
Homeowners are not legally required to have an EICR. Some get one before selling or buying, some after renovating, some for peace of mind. Pricing is the same as landlord EICRs, but you may pay slightly more as a one-off customer compared to a landlord with recurring work.
Commercial properties are priced differently, usually per circuit. See below.
Commercial EICR costs
Commercial EICRs are typically priced per circuit rather than as a flat rate.

The per-circuit rate of £30 to £50 is consistent across multiple sources including MyBuilder, MyJobQuote, and Electrical Testing London. One source (PropCert) lists £15 to £20 per circuit ex VAT, which is lower than the consensus. Treat that as the budget end of the market.
Forum practitioners note that £5 to £7 per circuit commercial rates exist, but those are considered a race to the bottom that undermines quality. £15 to £25 per circuit is considered fair for proper commercial work.
HMO EICR pricing
HMOs cost more because they have more circuits, more occupancy, and more wear on installations. Indicative pricing is £300 to £500 for a typical HMO EICR.
This figure is from a single source (Total Skills) and should be treated as indicative, not definitive. HMO pricing data is thinner than standard domestic. The actual cost depends on the number of lettable rooms, circuit count, and whether communal areas have separate circuits.
HMO landlords should also note that additional licensing requirements may apply alongside the standard 5-year EICR requirement. Check with your local authority.
3. Regional EICR pricing
Location matters. London costs more. The rest of the country varies, but less than you might think.

London pricing is consistently higher across every source. Housekeep states London prices are "20% more at least" than the rest of the UK. Real London pricing from Rudi Electrics (North London, May 2026) shows £180 for a 1-2 bed flat, £230 for a 3-bed house, and £280 to £330 for a 4+ bed. Those numbers are above the national aggregator ranges and suggest the London premium may be larger than 20%.
The regional figures outside London come from a single source (Landlord Safety Certification). The numbers are plausible and consistent with the London premium data, but they cannot be cross-verified region by region. Treat them as indicative ranges, not definitive figures.
One source (Landlord Property Certificates) provides a wider band: Northern England £130 to £240, South East (outside London) £130 to £300. That is broadly consistent with the table above but shows a wider spread.
The bottom line: if you are in London, expect to pay 20% to 40% more than national averages. If you are outside London, the national ranges in section 1 are a reasonable guide.
4. What affects the cost of an EICR?
Six factors push the price up or down.
1. Number of circuits This is the biggest factor. Each circuit needs full testing. A 1-bed flat with 5 circuits is a 90-minute job. A 5-bed house with 18 circuits is a full day. More circuits, more time, more cost.
2. Age and condition of the installation Older installations take longer. Wiring from the 1960s or earlier may need closer inspection. Mixed wiring ages, DIY modifications, and non-standard setups all add time. An installation in good condition with a modern consumer unit is faster to test and certify.
3. Property size and access Bigger properties take longer. Properties with difficult access (loft conversions, outbuildings, multiple consumer units) add time. If the electrician cannot isolate the supply easily, testing takes longer.
4. Location London and the South East cost more. Rural areas may cost more if travel time is significant. Urban areas outside London generally sit around or below the national average.
5. Electrician qualifications and scheme registration NICEIC, NAPIT, or ELECSA registered electricians may charge more than unregistered testers. The October 2026 EAS qualification changes tighten this further. See section 6.
6. Market dynamics The first wave of 2021 landlord EICRs expires in 2026. That creates a renewal surge. High demand in a given area can push prices up temporarily. Conversely, areas with lots of competing electricians may see lower pricing.
Electrician day rates provide context. According to Checkatrade, electricians charge £40 to £70 per hour (average £55) or £250 to £500 per day (average £400). An EICR priced at £150 for a 3-bed semi with 4 hours on site is roughly £37.50 per hour, which is below the average hourly rate. That tells you something: EICRs are often priced competitively, sometimes as a loss leader to win remedial work.
Be cautious of very low quotes. Prices below £60 for a full EICR usually mean no real testing is happening. Multiple practitioner sources warn against "certificates" that involve a visual check only, no proper dead and live testing, and no labelled observations.
5. EICR remedial work costs
An EICR is satisfactory only if no C1 or C2 codes are present. If your report comes back unsatisfactory, you need remedial work. This is the cost most landlords do not budget for.

Consumer unit upgrade costs
The most common remedial finding is a non-compliant consumer unit. Old boards with rewireable fuses, no RCD protection, or plastic enclosures in escape routes will fail an EICR.
A basic consumer unit upgrade costs £450 to £800. That includes a new metal-clad board, MCBs, and a main switch. If you need RCBOs (individual RCD protection per circuit) and surge protection, expect £700 to £1,200.
The price varies because of board type, circuit count, and whether the incoming supply needs upgrading. A straightforward swap on a modern installation is at the lower end. A board upgrade on a 1960s installation with mixed wiring, no isolation, and a damaged service head is at the top end.
Full rewire costs
A full rewire is the worst-case remedial outcome. It is rare on a recently inspected property but common on older stock that has not been tested in decades.
A full rewire on a 3-bed house costs £3,000 to £5,000. Larger properties can run £2,500 to £6,000 or more. The price depends on access, wiring method (surface vs flush), and whether the property is occupied during the work.
If your EICR flags multiple C1 or C2 codes across several circuits, and the wiring is old, a rewire may be more cost-effective than patching individual circuits. Get a separate quote for the rewire. Do not assume the EICR tester is the right person to do it.
6. The October 2026 qualification change and why it could push EICR prices higher
From 1 October 2026, the updated Electrotechnical Assessment Specification (EAS) requires every electrician completing inspection and testing as part of an EICR to hold an appropriate Level 3 qualification. This applies to all electrotechnical certification bodies, not just NICEIC.
The changes also introduce new qualification requirements for low-carbon technologies including EV charging, solar PV, and electrical energy storage.

What changes
The EAS raises the competence bar. Electricians who previously carried out EICRs without a formal Level 3 inspection and testing qualification will need to upskill or stop doing EICRs. The changes also require evidence of ongoing CPD and appropriate supervision of trainees.
One source (ICH Services) references a minimum of two years of relevant inspection and testing experience. NICEIC's page confirms the competence requirements but does not specify the two-year minimum. Treat the experience requirement as likely but not fully confirmed.
Why this could push prices up
The logic is straightforward supply and demand. A higher qualification barrier means fewer electricians qualify to carry out EICRs. Fewer qualified testers means reduced supply. If demand stays the same or increases, prices go up.
No authoritative source explicitly predicts price increases. This is an analytical inference, not a verified claim. But the direction is clear: tighter qualifications reduce the pool of testers, and the 2026 renewal wave increases demand. Both point upward.
How much? Unknown. No one has modelled the supply impact because there is no data on how many current EICR practitioners lack Level 3 qualifications. The effect could be modest if most active testers already hold the qualification. It could be significant if a meaningful percentage do not.
What to do about it: if you are a landlord with EICRs due in late 2026 or 2027, book early. If you are an electrician without the Level 3 qualification, start the process now. If you already have it, you are ahead of the curve.
The 2026 renewal wave
Many landlords got their first EICR in 2021, when the regulations applied to existing tenancies. Those reports expire in 2026. This creates a renewal surge that compounds with the qualification change.
More demand from expiring reports plus fewer qualified testers equals upward price pressure. The combination is unique to 2026 and 2027. After the renewal wave passes and more electricians complete the qualification, pricing may stabilise.
7. Is your EICR quote fair?
You have a quote. Is it reasonable? This section gives you a framework to decide.
For landlords and homeowners

Too cheap means risk. A £40 or £50 EICR usually means no real testing. The electrician looks at the board, ticks some boxes, and hands you a certificate. That is not an EICR. If you get a cheap certificate and the installation has a real fault, you will not find out until something goes wrong. For landlords, a bogus EICR does not satisfy the legal requirement.
Expensive but possibly justified means the price is above the typical range but there may be a reason. London location, difficult access, very old installation, or a highly qualified specialist. Ask why the price is higher than average. A good electrician will explain.
Fair range means the quote aligns with cross-source 2026 pricing data. It does not guarantee the electrician is good, but the price itself is not a red flag.
Red flags beyond price

A real EICR takes time. A 3-bed house should take 2 to 4 hours on site. If someone is in and out in 30 minutes, you did not get an EICR.
For electricians: how to price EICRs profitably

Forum practitioners charge £18.50 to £25 per circuit for EICRs. Some charge a flat fee for the board plus a per-circuit rate, for example £150 for the board plus £20 per circuit. A 3-bed semi at £200 for 4 hours of work is considered fair by practitioner consensus.
The trap is pricing too low to win volume. EICRs priced at £10 per circuit or £60 flat are not sustainable if you are doing proper testing. They only work if you are cutting corners or using the EICR as a loss leader for remedial work. The loss leader strategy can work, but it creates pressure to rush inspections and over-quote on remedials. That damages trust and reputation over time.
Price based on circuit count, property age, and travel time. Build in time for proper dead and live testing, RCD verification, and report writing. If you are spending 3 hours on site and 45 minutes on the report, £200 to £250 for a standard 3-bed is a sustainable rate.
